Benchmark valuation means two different things

This phrase causes real confusion, because it is used for two unrelated ideas. Before you pay anyone for a benchmark valuation, work out which one you are actually asking for.

Meaning one: the government benchmark

Every area in India has an official minimum value for property, used to calculate stamp duty. It goes by different names depending on the state. Circle rate in Delhi, ready reckoner rate in Maharashtra, guidance value in Karnataka, guideline value in Tamil Nadu.

People sometimes call this the benchmark value, because it is the floor beneath which a property cannot be registered.

If this is what you want, you do not need to hire anybody. It is published by the state and you can look it up. For Delhi you can check any colony rate free on our tool. What it will not tell you is what your property is actually worth, which is covered in circle rate versus market value.

Meaning two: a baseline valuation of your own assets

The professional meaning. A benchmark valuation establishes what an asset is worth at a fixed point in time, so that everything afterwards can be measured against it.

It is a starting line rather than a transaction. Nobody is buying or selling. The point is to have an evidenced, dated figure on record.

Who asks for the second kind, and why

The common thread is that the value is being established now for use later. More on the business case in why businesses take baseline valuations.

How to tell which you need

Ask what happens to the number.

If it is going into a stamp duty calculation for a transaction, you want the government figure and it is free to look up.

If it is going into accounts, a will, an insurance policy, a partnership discussion or a file you may need years from now, you want a proper valuation report from a registered valuer.

Getting it right the first time

Tell whoever you engage exactly what the number is for. A valuer who does not ask that question is not paying attention, because the purpose changes the report.
