Why is my plot worth less than my neighbour's?

This is one of the most common calls we get. Same layout, same size, sold last month for noticeably more than you have been offered. It is rarely unfair, and the reasons are usually visible once you know what to look at.

Position on the street

A corner plot typically fetches a premium. Two open sides mean better light, better access and more design freedom, and a buyer will pay for that.

A plot facing a wider road usually beats one on a narrow lane, sometimes by a lot. Where the difference in permitted construction depends on road width, the gap is not sentiment, it is buildable area.

A plot at a dead end, or one reached through a very narrow approach, is priced accordingly. Buyers think about resale, and so does a valuer.

Shape and usable area

An irregular plot loses value even at identical square footage, because part of the area cannot be used efficiently. Triangular corners and narrow strips look fine on a document and are awkward to build on.

Frontage matters independently of area. A wide, shallow plot and a narrow, deep plot of the same size are not equally desirable.

Level, soil and what is under it

Land below road level needs filling. Land above may need retaining. Poor soil means deeper foundations. Every one of these is a real cost the buyer subtracts before deciding what to pay.

The paperwork gap

Often the real reason, and the one owners least expect.

Two plots that look identical can be very different assets on paper, and buyers with lawyers find out.

What is happening around it

A plot beside a park or open land is worth more than one beside a garbage collection point, a transformer, a nallah or a burial ground. Proximity to a school or a metro station raises value. So does a neighbourhood that is filling up rather than emptying out.

What genuinely does not move it much

Boundary walls and gates. Levelling already done. A borewell. These help a sale happen and they photograph well, but they add far less than owners expect, because a buyer is mostly buying the land itself.

How to find out where you actually stand

Ask for the registered sale price of the plot you are comparing against, not the price people say it went for. Then check the differences above honestly, one by one.
