Best Govt Approved Property Valuers Delhi 2026
I get this question every week from NRIs and local buyers alike. The short answer is that a handful of firms in Delhi meet the strict requirements for both bank loans and court work. But the longer answer matters more because one wrong choice can delay your sale or get your tax filing rejected.

I get this question every week from NRIs and local buyers alike. The short answer is that a handful of firms in Delhi meet the strict requirements for both bank loans and court work. But the longer answer matters more because one wrong choice can delay your sale or get your tax filing rejected.
Let me walk you through what to look for and why Rao Valuers is a solid choice for your situation.
What makes a property valuation firm government approved and why does it matter for banks and courts?
Most people say government approved valuer without realising it covers three different things. For a bank loan, the valuer must be on that bank's own panel. For a court case, the valuer should be registered under the Companies Act (IBBI) or the Wealth Tax Act (Section 34AB). For capital gains tax, you need a valuer registered under Section 34AB of the Wealth Tax Act.
The Income Tax Department accepts reports from valuers registered under Section 34AB. The National Company Law Tribunal and High Courts prefer IBBI registered valuers. Banks generally accept either, but they also run their own empanelment process.
If your valuer is not on the bank's panel, the bank will not accept the report. If your valuer is not registered under the right act, the tax officer can reject your fair market value claim. That is why you need someone who holds both registrations and is empanelled with the bank you are dealing with.
How do we determine the best government approved valuation firms in Delhi?
I look at four things. Registration under IBBI and Section 34AB. Active empanelment with at least five major banks. A track record of court appearances. And a process that works for NRIs who cannot be in India.
Rao Valuers checks all those boxes. I registered the firm in 2008, and we have completed over 5,000 valuations for banks and 500 for courts. We are on the panels of SBI, HDFC, ICICI, Axis, PNB, and Yes Bank. We are also empanelled with the Delhi High Court, Tis Hazari Courts, Patiala House Courts, and Rohini Courts.
Who are the top government approved valuation firms in Delhi for bank use?
There are several good firms, but the ones that consistently deliver for NRIs share a few traits. They have a dedicated NRI coordinator who works across time zones. They offer remote site visits using video calls and local agents. They provide digital reports with signatures that banks accept.
Rao Valuers is one of those firms. Our IBBI registration number is IBBI/RV/01/2018/12345. We are ISO certified. Our turnaround time for a bank report is 48 hours after the site visit. For a court report, we take five working days because the legal review is more thorough.
Which firms are best for court and legal valuation work?
Court valuation requires a different skill set. The report must be defensible under cross examination. The valuer must be willing to appear in court and justify every assumption. Many valuers avoid court work because of the time commitment.
We have provided expert valuation evidence in over 200 court cases. In one Delhi High Court matter, the judge accepted our valuation without alteration. That happens when the report is detailed, the methodology is standard, and the numbers are backed by market evidence.
What sets Rao Valuers apart from other government approved valuers in Delhi?
For NRIs, the biggest difference is our remote process. You do not need to be in India. You send us a power of attorney, we schedule a site visit with your representative, and we share the draft report digitally. If the bank or court requests changes, we adjust within 24 hours.
We also offer a money back guarantee. If your bank or court rejects our report for any reason related to our compliance or methodology, we refund 100% of our fee. Conditions apply, but it shows we stand behind our work.
How can you verify a valuers government approval and ensure they are fit for your purpose?
You can check the IBBI register on the IBBI website. Look for the valuer's name and registration number under the asset class of land and building. For bank empanelment, call the bank's loan department and ask if the valuer is on their panel. For court empanelment, check the court's website or call the registrar.
You can also verify our credentials directly. Visit our about us page for our registration numbers and panel lists. Or call us and we will share our empanelment letters.
What documents do you need to get a valuation report as an NRI?
You will need the property documents: sale deed, latest tax receipts, floor plan if available, and a copy of the power of attorney if you are not in India. For capital gains valuation, we also need the date of purchase and the original cost. For a bank loan, the buyer's bank will tell you exactly what they need.
We handle the rest. We schedule the site visit within 48 hours of receiving the documents. The report is ready in two to five working days depending on the purpose.
What should you do next?
If you need a valuation for a bank loan, a court case, or capital gains tax, start by gathering the documents I mentioned. Then reach out to us. We will confirm our panel status with your bank, share a quote, and schedule the site visit.
I have helped hundreds of NRIs close their property sales from abroad. The process is straightforward when you work with a firm that understands the requirements.
Call us or fill out the contact form on our website. We will take it from there.
