Registered Valuer vs Approved Valuer

Three phrases get used loosely and they do not mean the same thing. Getting this wrong means a rejected report.

The two registrations that matter

Which one you need

If the request came from a tax officer, a bank, a court or an embassy, you want the government approved valuer. That covers almost everyone reading this. More here.

Some practices, including ours, cover both kinds of work. What matters is that the report cites the right registration for the purpose.

What "government approved" is not

It is not a general badge of quality that anyone can claim. It is a specific registration with a number attached. If someone describes themselves that way, ask for the number.

A property dealer's opinion letter, an estate agent's estimate and an online calculator printout are none of them valuations, whatever they are called.

How to check anybody

Ask two questions. What is your registration number, and can I see a sample report. A genuine valuer answers both immediately, because the number is printed on every report they issue anyway.

Questions people ask us

My CA said any valuer will do.

Ask them to confirm that in writing. Most will immediately clarify that they meant a registered valuer, because they know what happens when a report is questioned.

What happens if the report is from an unregistered person?

It can be rejected outright. You have then paid for something unusable, and if you already relied on it in a filing you may face a revised assessment. More on that.
