Inherited property valuation in Chandigarh

A family house in Chandigarh is usually inherited by several people at once, and in the older sectors it cannot simply be split into floors for each of them. That makes an agreed, independent value the centre of the whole settlement.

The transfer to the heirs

For a leasehold property in Chandigarh, the Estate Office records the transfer to the legal heirs, on the basis of a will, a succession certificate or the consent of all heirs. Probate is not compulsory here. For a freehold property the municipal and revenue records are updated instead.

In Panchkula, a sector plot moves through the Haryana Shehri Vikas Pradhikaran. In Mohali, through Punjab's authority. Same family, different office, depending on the address.

When the house cannot be split

Since the 2023 ruling, a house in Sectors 1 to 30 cannot be turned into separately owned apartments. Heirs who want their own share have three practical routes: keep it jointly, have one heir buy the others out, or sell and divide the money.

Each route needs a value everyone accepts. An independent valuation is that value, and our buyout calculator turns it into the amount each heir would receive.

The two dates in one report

The value on the date of death settles the division. The 1 April 2001 value, or the original cost, matters when the property is later sold. One inspection gives both.

Chandigarh inheritance questions

Do we need probate for a Chandigarh property?

No. The Estate Office will want the will or a succession certificate, or the consent of every legal heir, but probate is not compulsory as it is in Mumbai or Kolkata.

Two of us want to keep the house and one wants cash. How is that fair?

Value the house, then the two who keep it pay the third their share. With an independent valuation, nobody can say the price was set to favour one side.

The house is leasehold. Does that lower our share?

It lowers the value a buyer would pay, by roughly what it would cost them to complete the transfer or convert it. The report states that so every heir sees the same figure.
