Capital gains valuation in Chandigarh
Many Chandigarh houses have been in one family since the city was young. Sell one now and the profit on paper is most of the price. A certified 1 April 2001 value, and a careful list of what the transfer itself cost, is how the taxable gain comes back to something fair.
The 2001 value for an old sector house
If the property was acquired before 1 April 2001, its value on that date can replace the original price as the cost. For a house allotted in the 1960s or 1970s, that one change is usually the largest saving available.
The 2001 value is built from sales in the same sector around that date, the collector rates of the time, and the house as it then stood. Many Chandigarh houses were rebuilt or extended after 2001. The report keeps the original house at its 2001 value and adds later work at its own cost.
What the transfer itself costs
For a leasehold house, the payment on the unearned increase and any fee for conversion to freehold are real costs of selling. Depending on how they are treated, they can reduce the taxable gain. The report records them with their receipts so your CA can decide.
Selling in Mohali or Panchkula
The tax rules are the same everywhere in India. The evidence is not. A 2001 value in Panchkula draws on Haryana collector rates and sector sales there, and one in Mohali on Punjab's. We gather the evidence for whichever side of the line the property sits.

Chandigarh capital gains questions
- Our house was allotted in 1972. Is the 1972 price our cost?
You can use the 1 April 2001 value instead, and you almost certainly should, since it will be far higher. The report establishes it from evidence of that period.
- Does the payment to the Estate Office reduce my tax?
It can, as a cost connected with the transfer, depending on how it is treated. We record the amount and the receipt so your CA can claim it correctly.
- The house was rebuilt in 2010. How is that counted?
The land and the original house take the 2001 value. The 2010 rebuild is added at its actual cost as an improvement. The report separates them.
