What does government approved valuer mean?
Search for a property valuer and every single result claims to be government approved. It sounds official, so most people stop reading there. It is worth understanding what the phrase does and does not promise.
What it means
A valuer becomes registered by qualifying, joining a recognised valuer organisation, passing an examination and being registered with the relevant authority. That registration carries a number, and the number can be checked.
The important part is not the phrase on a website. It is whether there is a registration number, and whether it covers the kind of report you need.
Why it matters to you
Because for many purposes a report from an unregistered person has no standing at all, no matter how experienced or confident they sound.
A tax officer can set aside a valuation signed by someone not registered for income tax work. A bank will simply not accept a report from outside its panel. A court gives little weight to an expert whose credentials do not survive the first question in cross examination.
So the registration is not a marketing badge. It is what makes the paper usable.
The part nobody explains
Different registrations cover different work, and this is where people get caught.
A chartered engineer is qualified for technical matters, such as construction quality and the remaining life of a building. A chartered accountant certifies your financial position. A registered valuer establishes what a property is worth for official purposes.

How to check anyone, including us
- Ask for the registration number, and ask which category it covers.
- Ask whether that registration is valid for your specific purpose.
- Check that the number will actually appear on the signed report.
- For bank work, ask whether they are on that particular bank's panel, since panels are bank by bank.
- For a court matter, ask whether they will appear in person if called.
A genuine firm answers all of these immediately and without irritation. Hesitation is the answer.
What it does not promise
Being registered does not mean the government sets the value, or approves each report, or stands behind the number. It means the person signing is qualified and accountable.
It also does not guarantee quality. A registered valuer can still produce a weak report by skipping the site visit or leaving out the comparable sales. That is why reports get rejected even when the signature is valid.
The honest summary
Treat "government approved" as the minimum entry requirement, not as proof of anything. Then ask the questions above. The firms worth hiring will be glad you did.
