Does your flat lose value as it gets older?

Owners of older flats brace themselves for bad news, and buyers of new ones assume they have bought something that will hold its value. Both are working from an idea that is only half right.

Two things are happening at once

A flat is really two assets. There is the structure, which wears out, and there is your share of the land underneath, which does not.

The structure depreciates. Concrete ages, services need replacing, layouts date. Left alone, this pulls value down.

The land does not depreciate. In a city where land is scarce and demand grows, it usually appreciates, and often faster than the building declines.

Which of the two dominates decides whether your old flat is worth more or less than it was.

Why old flats in good areas often win

In an established, well located colony, the land share is doing the heavy lifting. A thirty year old flat on a large plot in a central area can be worth considerably more than a shiny new flat far out. What is scarce is the location, not the concrete.

Older buildings also often have larger carpet areas for the same nominal size, because loading was lower. That is a real advantage, explained in the area guide.

How a valuer treats age

Where land and building are valued separately, the building is taken at what it would cost to construct today, less an allowance for age and condition. The land share is valued at current rates.

Crucially, the allowance is based on condition and remaining life, not simply on the year built. A building that has been looked after is assessed accordingly. This is the same logic lenders use when deciding what to advance against an older building. See bank loan valuation.

The redevelopment factor

At the far end, a very old building can be worth more than its condition suggests, because the land is worth redeveloping. At that point buyers are pricing the future project rather than the flat.

What to do if you own an older flat

Maintain it and document the maintenance. Fix structural issues rather than covering them. Keep society records and repair history, because they are evidence of remaining life.
