Different homes, different methods
People assume valuing a home is one job. It is not, and using the wrong approach produces a number that falls apart.
- Flats and apartments. We compare against recent sales of similar flats in the same building or block, then adjust for floor, facing, size and condition. Plenty of evidence usually exists.
- Independent houses and kothis. Comparison alone rarely works, because no two are the same. We value the land at the going rate for that colony, then add the depreciated cost of the structure on top.
- Builder floors. A share of the land plus that specific floor. Ground floors and top floors do not carry the same value.
- Plots. Land rate, adjusted for size, shape, road width and whether it is a corner.

What actually moves the number
- The colony and its official rate category
- Width of the road in front, and whether the plot is on a corner
- Which floor, and whether there is a lift
- Age of construction and how well it has been maintained
- Whether the construction matches the approved plan
- Whether there is a tenant in occupation
- Freehold or leasehold

- How long does the inspection take?
Usually thirty to sixty minutes for a normal home. Our engineer measures, photographs and notes the construction.
- My flat is on the top floor. Is it worth less?
It depends. Without a lift, a top floor usually fetches less. With a lift and good terrace rights, it can fetch more. The report states which applies and why.
- I built an extra room without approval.
Very common. We record what exists and note clearly what was approved and what was not. Hiding it would make the report unreliable.
- There is a tenant who has been there for years.
That reduces value, sometimes considerably, because a buyer inherits the tenant. The report has to say so and by how much.
