Property valuation for court matters in Gurugram

Gurugram property disputes are usually about a lot of money and a building that changed shape over the years. A report for court has to show exactly what was valued, on what date, and why, so that it survives cross examination.

The disputes we are asked into

These run in the Gurugram district courts and, on appeal, in the Punjab and Haryana High Court at Chandigarh. We prepare reports for both.

What makes the report hold up

The valuer has to have inspected the property, and the report has to say when. Every comparable sale has to be identified, and every adjustment has to be explained in words a judge can follow. Where the case turns on a past date, the valuation is made as at that date, from evidence of that time.

We also write it so that the other side's valuer can check our working. A report that cannot be checked is easy to attack. One that shows every step is hard to.

Gurugram court valuation questions

Can the valuer appear in court if needed?

Yes. The valuer who signed the report can appear and explain it. That is one reason the working is set out in full, so the evidence in court matches the document.

The other side already has a valuation. Can you review it?

Yes. We read it, inspect the property ourselves, and either agree or set out in writing where and why the figures differ.

The case needs the value from years ago. Is that possible?

Yes. A retrospective valuation uses collector rates, registered sales and the condition of the building at that date. The report states the date clearly.

Checked by Parish Rao, Chartered Engineer and Government Approved Valuer (Registration number CAT-I/443/117/2000-01).
