Bank Loan Valuation in Janakpuri

Janakpuri is one of the more straightforward colonies in Delhi to value for a bank, because the authority flat types are standardised and there is real sale evidence for each of them. What complicates a file here is internal modification.

Standard flat types, non standard interiors

Janakpuri stock is dominated by DDA flats built to a handful of standard designs, with builder floors alongside. Standardisation is a gift for valuation, because a bank can be shown three sales of the same category of flat in the same block.

The complication is that many of these flats are decades old and have been extensively altered inside. Walls moved, balconies enclosed, kitchens relocated. The registered area has not changed but the property is materially different, and the report has to describe what is actually there.

Block position inside the colony

The blocks are not interchangeable. Position within Janakpuri and proximity to the metro create differences the sale evidence shows clearly, and a valuation built on a colony wide average will be wrong for most individual flats.

Janakpuri falls in category C of the circle rate schedule. As almost everywhere in Delhi, market rates run above that notified floor, so the band sets the registration minimum rather than the value.

What our engineer records

Measured carpet area against the sanctioned plan, so any enclosure or extension is visible in the report. The structural condition of a building of this age, including any settlement or water damage. The floor and the lift position. Whether the internal work is recent or original.

Where a flat has been altered without sanction, we record it plainly. A lender needs to know, and a report that quietly ignores it fails the moment anybody checks.

Paperwork in a West Delhi file

The conveyance deed, the allotment and possession papers for authority stock, property tax receipts and the sanctioned plan. Registration for a West Delhi property goes through the sub registrar office covering that district.

Older Janakpuri files frequently have gaps. That is normal for property of this vintage and it very rarely stops a valuation. We record what we saw and what we did not.

Questions we get in Janakpuri

We enclosed the balcony years ago. Is that a problem?

It has to be recorded, and it may not appear on the sanctioned plan. Whether the bank treats it as an issue is their call, but a report that hides it will not survive scrutiny. We describe the position and let the lender decide.

The flat has been modernised inside. Does that raise the valuation?

It affects the building portion, not the land share, so the effect is real but smaller than owners expect. Good quality recent work does support the figure and we note it.

Which is worth more, a DDA flat or a builder floor here?

They are different markets rather than a simple ranking. Builder floors are usually newer with better fittings; authority flats have larger common areas and clearer paperwork. We value against the correct comparable set for whichever you have.

Do we need the original allotment letter?

It helps a great deal, particularly for authority stock, because it establishes the chain. If it is lost, a certified copy can be obtained. We can begin from photographs of what you do have.
