Property appraisal or valuation? Same thing in India

If you have been searching for a commercial real estate appraisal and keep landing on valuation firms instead, this is why, and it is not a mistake.

Appraisal is the word used constantly in American real estate content, and a lot of that content is what shows up when anyone searches property terms online, including here in India. It leads a fair number of Indian property owners to search for an appraisal when what they actually need has a different name.

Why the word does not quite fit here

In the United States, appraisal is a specific, licensed activity with its own regulatory system, separate in name from the broader idea of valuation. Neither Indian banks, courts nor the income tax department use that word in their own rules or forms.

What they ask for is a valuation report, prepared by a registered valuer or a government approved valuer, following methods recognised under Indian law and institutions like the IBBI framework. The practical work involved, inspecting a property and arriving at a defensible figure, is the same activity an American appraiser performs. Only the label and the regulatory system around it differ.

What this means if you are searching for one

Say you run a business and need a number for a shop, an office or a warehouse, for a bank, an investor, a merger or a tax filing. What you actually want is a commercial property valuation, not an appraisal in the American sense. The right term gets you to a firm that can issue a report your bank or the authority will accept.

The methods themselves will feel familiar either way. A commercial property is typically valued on the income it produces, its rental yield capitalised at an appropriate rate, sometimes alongside a comparison to similar properties that have recently sold or been leased nearby. That is standard practice on both sides of this terminology gap.

What to check regardless of which word you searched

Ask whether the firm is a registered valuer or government approved, and ask which format the report will be in. Confirm up front whether the receiving bank, investor or authority has any specific requirement for how the report is presented.
