Inherited property valuation in Bhopal
In Bhopal an inheritance is often a house in town and some land outside it, owned by one parent and now shared by several children. Before the family can divide it, everyone has to agree what it is worth. An independent valuation is how that agreement is reached.
How the records change hands
Land and many houses move through mutation in the revenue records, so the khasra and B1 show the heirs as owners. A property allotted by the Bhopal Development Authority or the Housing Board also needs that body to record the transfer. Nazul leasehold property needs the lease transferred to the heirs.
A will does not have to be probated in Madhya Pradesh, unlike Mumbai or Kolkata. What the offices will want is the death certificate, the will or the details of every legal heir, and in some cases a succession certificate.
A house in town and land outside
The two are valued completely differently. The house turns on the colony, the plot and the construction. The land turns on its use, its access and whether it can be converted from agricultural use. Families often assume equal areas mean equal value, and they rarely do. We value each part on its own so the division is fair.
The two dates
The value at the date of death decides the division. The 1 April 2001 value, or the original cost, decides the tax on any later sale. We usually give both after one inspection.

- Do we need probate for property in Bhopal?
No. Probate is compulsory for wills in Mumbai, Chennai and Kolkata, not in Madhya Pradesh. The mutation still needs the will or the agreement of all legal heirs.
- We inherited a house and two acres. Who should take what?
