Property valuation for court matters in Bhopal

Property disputes in Bhopal often run for years and travel from the district court to the High Court at Jabalpur. A valuation that has to last that long needs to be dated precisely and to show every figure it relies on.

The disputes we are asked into

Cases start in the Bhopal district courts. Appeals go to the Madhya Pradesh High Court, which sits at Jabalpur, with benches at Indore and Gwalior. We prepare reports for any of them.

Land disputes need the map as well as the money

Where land is in dispute, the report records the khasra number, the area in the records and the area on the ground, and says where they differ. A court cannot divide land fairly if nobody has stated what is actually there.

Where the case turns on a past date, we value as at that date from the guideline rates and sales of that time, and say so clearly on the report.

Nazul and authority land in court

When the disputed property stands on nazul land or an authority allotment, the court is dividing a leasehold interest, not outright ownership. The report states the lease terms and values what the parties actually hold, so the decree matches reality.

Bhopal court valuation questions

The case has been going for ten years. Which date do we value at?

Whichever date the court or your advocate specifies, often the date the suit was filed. We can value at more than one date in a single report if needed.

The land area in the records is different from what is on the ground. What then?

The report records both and values what actually exists, stating the difference. That gives the court the facts it needs.

Can the valuer attend court in Jabalpur?

Yes, if the case needs evidence from the valuer who signed the report.

Checked by Parish Rao, Chartered Engineer and Government Approved Valuer (Registration number CAT-I/443/117/2000-01).
