Property valuation in Electronic City

Electronic City is not run by the Bangalore city corporations. Inside the township, an industrial township authority called ELCITA handles roads, water, waste and planning, and issues khata. That unusual arrangement affects some paperwork and is worth knowing before you sell or borrow.

Who issues what

Inside the township limits, ELCITA's town planning team issues khata and trade licences. Outside those limits, in the residential layouts and villages around it, the position depends on where the property stands. The government has been considering bringing Electronic City under the Greater Bengaluru Authority, but the township authority still runs it today.

The report records which body issued the property's documents, because a buyer and a bank will both ask.

What we value here

Mostly flats in the apartment complexes around Phases 1 and 2, bought by people working in the IT parks, and plots in the layouts towards Hosur Road, Chandapura and Bommasandra. Some of those layouts are well approved, some much less so.

A market driven by employers

Electronic City's values follow the large employers in the township. Flats close to the campuses and the newer metro line command more than flats further out, and rents are a strong guide to value here. The report uses both sales and rents.

Layouts outside the township

Around the township, along Hosur Road and towards Chandapura and Bommasandra, plots and flats sit under different local bodies, and some layouts were never fully approved. Two flats a kilometre apart can carry very different paperwork. The report states which body governs the property and what approvals it holds.

Electronic City questions

My khata was issued by ELCITA. Is that valid?

Yes, for property inside the township, where ELCITA issues it. The report records the issuing body so a buyer or bank can check it.

Is a flat near the IT parks worth more?

Generally, because rental demand from employees is strong there. The report weighs nearby sales and rents to show by how much.

Will a bank lend on an Electronic City flat?

Yes, for flats with clean approvals and khata. The report records the issuing body and approvals, which the bank's legal team checks before sanction.
